When a property is divided in accordance with the Condominium Law (Wohnungseigentumsgesetz, WEG), independent ownership comes into existence as far as the apartments are concerned (Wohnungseigentum) as well as the areas not used for living purposes (Teileigentum).
In addition, there is common ownership regarding the building itself and the land it is on. If agreed, there can be individual rights of use (e.g. garden shares, outside parking spaces, etc.).
